The Address & The Vision

An Address Worth Owning

The Lodha Green Integrated Data Centre Park is a digital infrastructure development planned within Palava, Lodha's integrated township in Thane district near Dombivli. The Maharashtra government has signed a memorandum of understanding with Lodha Developers Ltd to build the park, positioning it as one of the state's first projects under its Green Integrated Data Centre Parks policy introduced in October 2024. Under the agreement, Lodha will serve as the developer for multiple domestic and international players looking to establish data centres within the park.

The park is planned across 370 acres with a designed capacity of 2 gigawatts, intended to draw investments exceeding Rs 30,000 crore from Lodha and the data centre operators who set up within it. The initiative is expected to generate around 6,000 direct and indirect jobs, extending Palava's role beyond residential and commercial development into large-scale digital infrastructure. Lodha's own township communications point to global technology names such as Amazon Web Services and Singapore-based ST Telemedia setting up data centres at the park in the near future.

Sustainability sits at the centre of the design brief. The facility is planned to run on renewable and alternative energy sources rather than conventional power, in line with the state policy that requires new data parks to draw primarily on clean energy. Abhishek Lodha, Managing Director and Chief Executive Officer of Lodha Developers, has said the company is committed to the success of the Green Integrated Data Centre Park and to partnerships that support India's digital growth ambitions.

For Lodha, the timing builds on four decades of the group's presence in Mumbai real estate, since Mangal Prabhat Lodha founded the company in 1980, and on more than a decade of work shaping Palava into a planned township since 2009. Palava is described in Lodha's own investor communications as a crucial growth driver for the group, expected to deliver significant annual sales over the coming decade, and the data centre park extends that township's ambit into India's expanding digital economy alongside its existing residential, retail and social infrastructure.

The Lodha Green Integrated Data Centre Park marks Palava's entry into the country's data infrastructure story, backed by a state-level policy framework, a master developer with a long township track record, and a site large enough to host multiple hyperscale operators over time.

Location / Address

A Defining Address

Kalyan-Shil Road corridor, Dombivli, Thane district, Maharashtra · Palava · Thane

Palava is Lodha's 5,000-acre planned township in Thane district, positioned between Thane, Navi Mumbai and Kalyan, and it is here that the Lodha Green Integrated Data Centre Park is coming up. The Maharashtra government and Lodha Developers signed a memorandum of understanding for this park, with the facility designed to run on renewable and alternative energy under the state's Green Integrated Data Centre Parks policy. The site draws on Palava's existing scale, with the wider township already housing over 200,000 residents and functioning as a self-contained urban node within the Mumbai Metropolitan Region.

The data centre park's address value lies in the same fundamentals that have made Palava a growth engine for Lodha: contiguous, shovel-ready land, proximity to the Kalyan-Shil Road corridor, and a position at the centre of the Thane-Navi Mumbai-Kalyan economic triangle. Two large global data centre players had already acquired land in Palava in 2024 and 2025, and the broader corridor is set to gain from upcoming connectivity works including the Mumbai Trans-Harbour Link, Metro Line 12 and the Airoli-Katai Naka tunnel.

Beyond the Project

Infrastructure & Growth

Mumbai Trans-Harbour Link

The sea link connecting Mumbai to Navi Mumbai is set to shorten travel times across the region, strengthening the Thane-Navi Mumbai-Kalyan corridor within which Palava and the data centre park sit.

Airoli-Katai Naka Tunnel

This under-development freeway via the Parsik Hill tunnel is expected to cut travel between Palava and Navi Mumbai's business districts, improving access for the park's workforce and operators.

Kalyan-Taloja Metro corridor

An approved metro line with stations planned in and around Palava will add mass-transit access to the township, supporting daily movement for the data centre park's engineering and support staff.

Green Integrated Data Centre Parks Policy

Maharashtra's October 2024 policy mandates renewable and alternative energy for new data parks in the MMR, directly shaping the power framework for this project and two other planned parks in the region.

Palava township infrastructure build-out

Ongoing expansion of roads, water and social infrastructure across Palava's 5,000-acre township continues to support the surrounding ecosystem in which the data centre park is being planned.

Why Invest

Compelling Reasons

1

Backed by a state-level MoU

The park is anchored by a memorandum of understanding between Lodha Developers and the Maharashtra government, giving it a formal policy and facilitation framework for approvals and incentives from the outset.

2

Scale within Palava's land bank

Spanning 370 acres within Lodha's established 5,000-acre Palava township, the park benefits from contiguous, largely ready land inside an ecosystem the group has been developing since 2009.

3

Renewable energy by design

The facility is planned to run on renewable and alternative energy sources under Maharashtra's Green Integrated Data Centre Parks policy, aligning it with national net-zero and sustainability priorities.

4

2 gigawatt planned capacity

A designed capacity of 2 gigawatts positions the park to host multiple large domestic and international data centre operators simultaneously, rather than a single tenant.

5

Early global anchor interest

Lodha's own township communications point to global names such as Amazon Web Services and Singapore-based ST Telemedia as early entrants, signalling credibility among hyperscale operators.

6

Master-developer track record

Lodha Developers, founded in 1980 and now one of India's largest listed real estate companies, brings four decades of large-format development experience and direct control of the Palava township as master developer.

About the Developer

Lodha

Lodha was founded in 1980 by Mangal Prabhat Lodha in Mumbai and has grown, over 45 years, into one of India's largest publicly listed real estate companies. Formerly incorporated as Macrotech Developers Limited, the company renamed itself Lodha Developers Limited in June 2025, aligning its corporate identity with the consumer brand that millions of homebuyers across India already recognised. Listed on the NSE and BSE since April 2021, Lodha recorded pre-sales of approximately Rs 17,630 crore in FY25 — roughly 23 percent growth year-on-year — and carries a market capitalisation exceeding Rs 92,000 crore as of mid-2026. The business is now led by MD and CEO Abhishek Lodha, the founder's elder son.

Lodha operates as a vertically integrated developer, managing land acquisition, design, construction, and post-handover services under one roof. This integration gives buyers a single accountable entity across the entire development cycle, from site selection to possession. The company applies what it describes internally as a whole-systems approach to building — spanning structural engineering, sustainable energy, water management, and landscaping — tested at scale inside Palava City, its 4,000-acre greenfield smart city near Dombivali, which already houses more than 170,000 residents and is planned for a population exceeding one million.

The portfolio spans the full residential spectrum: from affordable apartments under the Casa by Lodha sub-brand to ultra-luxury addresses including the 77-storey Trump Tower Mumbai at Lower Parel and No. 1 Grosvenor Square in London's Mayfair. Commercial offerings include the iThink and Excelus Grade-A office campuses, high-street retail inside Palava, and the Lodha Industrial and Logistics Park, which counts Skechers among its tenants and built India's tallest warehouse — 24.5 metres — at Palava. Over more than 100 completed projects, Lodha has delivered in excess of 65,000 homes totalling more than 85 million square feet of developed space.

Lodha's stated philosophy — "Building a Better Life" — is reflected in two concrete commitments beyond the project boundary. Through Lodha Philanthropy Foundation, CEO Abhishek Lodha transferred approximately 18 crore shares to fund initiatives focused on women, children, environmental sustainability, and the preservation of Indian culture, with a total commitment of around 2.5 billion US dollars to philanthropic causes. The company established the Lodha Net Zero Urban Accelerator in 2022, partnering with RMI to reduce embodied and operational carbon across its developments. In 2025, Lodha became the only Indian real estate brand listed on Newsweek's World's Most Trustworthy Companies ranking, evaluated from a global pool of over 30,000 brands.
