Lodha Developers Signs ₹1 Lakh Crore MoU with Maharashtra Government for 2.5 GW Data Centre Park at Davos
Lodha Deepens Maharashtra Bet with ₹1 Lakh Crore Data Centre Investment
Abhishek Lodha, managing director and CEO of Lodha Developers, signed a memorandum of understanding with the government of Maharashtra at the World Economic Forum 2026 in Davos on January 19, announcing an additional ₹1 trillion investment to develop a 2.5 gigawatt data centre park in the state.
The move substantially escalates the developer's digital infrastructure commitment in Maharashtra. The investment adds to an earlier ₹30,000 crore commitment, bringing the total commitment to ₹1.3 trillion for the 2.5 GW data centre park, slated to be the largest in the country. The first MoU of ₹30,000 crore was signed in September 2025.
Location and Framework
The project will be located at Lodha's 5,000-acre township in Palava near Mumbai. Lodha has over 5,000 acres of land in Palava, out of which 350 acres will be used for its data centre play. The state-of-the-art facilities are planned within the Mumbai Metropolitan Region, leveraging the area's strong connectivity and the state's 'Green Integrated Data Centre' policy framework.
In 2019, the government of Maharashtra declared integrated data centres a thrust area for industrial growth in the state. To ensure that data centres thrive, it introduced a policy for green integrated data centre parks in 2024. The proposed facilities are designed to operate under the state's 'Green Integrated Data Centre' policy, which mandates the use of sustainable energy solutions.
Employment and Anchor Tenants
The data centre park with a total investment of ₹1.3 trillion will create over 16,000 direct and indirect jobs. The park, with a capacity of approximately 2.5 gigawatts, will accommodate several major international and domestic players.
The investment already has traction. Amazon has already acquired a land parcel for its data centre and has also made arrangements for its power requirements for the next 15 years. Singapore-based STT Global Data Centres has also acquired a land parcel in the park.
Developer's Strategic Shift
For Lodha Developers, which has traditionally focused on residential and commercial real estate, the project marks a strategic diversification into high-growth digital infrastructure, reflecting a broader shift among leading Indian corporate groups towards technology-led assets.
So far, the company has transacted 'powered land' (land plus power, water and fibre) to its clients. The next logical step is for us to go into the real estate play and start developing the power shell building, then lease it to our clients, generate rental income from it, and participate in the data centre story, according to Lodha's digital infrastructure executives.
The investments will be executed over the next few years between Lodha and its clients.
Broader Context
With Maharashtra already hosting nearly 60 per cent of India's existing data centre capacity, the Lodha investment is expected to further consolidate the Mumbai Metropolitan Region's role at the centre of the country's digital transformation.
The Maharashtra government signed 19 MoUs involving investment commitments worth ₹14.5 trillion and over 15 lakh jobs on its first day at Davos. These MoUs are across sectors and underscore strong global confidence in Maharashtra's consumer markets, infrastructure readiness, and long-term growth fundamentals.
