Lodha Developers Posts Best-Ever Quarterly Profit of ₹1,373 Crore in Q1 FY27, Revenue Up 43% to ₹4,997 Crore
Record Q1 FY27 Performance
Lodha Developers reported its highest-ever quarterly profit of ₹1,372.1 crore in the first quarter of FY27 (April–June 2026), marking a sharp acceleration in earnings as the developer navigated a strong market for premium residential properties.
Consolidated net profit rose from ₹675 crore in Q1 FY26 to ₹1,373 crore, while revenue from operations increased to ₹4,997 crore from ₹3,492 crore a year earlier. Sequentially, profit improved from ₹1,008 crore in the March 2026 quarter, with revenue rising from ₹4,714 crore.
Collections and Sales Momentum
Collections for the quarter stood at ₹4,205 crore, up 46 per cent year-on-year. The company reported quarterly pre-sales of ₹4,629 crore, up 4 per cent year-on-year in Q1 FY27.
The revenue topped Bloomberg analysts' poll estimate of ₹4,307.77 crore, while the profit also beat the estimate of ₹907.42 crore.
Profitability and Margins
The company's adjusted EBITDA for the quarter stood at ₹2,150 crore, up 79 per cent year-on-year, with EBITDA margin at 43 per cent compared with 34 per cent in Q1 FY26. Total expenses declined sequentially to ₹3,323 crore from ₹3,579 crore, supported by lower project costs and depreciation expenses.
Basic earnings per share improved to ₹13.73, while diluted EPS stood at ₹13.70, compared with ₹6.76 and ₹6.74 respectively in the year-ago quarter.
Balance Sheet Strength
The company's net debt as of Q1 FY27 stood at ₹4,931 crore, a quarter-on-quarter reduction of ₹446 crore, with net debt-to-equity ratio at 0.2x, below its self-imposed target ceiling of 0.5x.
Lodha's exit cost of debt for Q1 FY27 remained stable at 7.8 per cent, among the lowest in the industry.
Context: FY26 and Longer-Term Trajectory
The strong quarterly results follow a robust FY26 performance where consolidated revenue reached ₹16,676.2 crore and net profit rose to ₹3,430.7 crore. Lodha recorded 3 per cent price growth across its portfolio on a year-to-date basis.
On the back of strong structural housing demand and accelerating consolidation in favour of tier-1 brands like Lodha, the company is confident of growing its profit at 20 per cent CAGR over the long term.
