Most developers build within a locality. In Dombivli-Kalyan, Lodha built the locality itself. Lodha Group, founded in 1980 by Mangal Prabhat Lodha, changed its listed name from Macrotech Developers to Lodha Developers with effect from 16 June 2025, after years of trading under the Macrotech name on the Indian stock exchanges. Macrotech Developers added 1.14% to Rs 1,483.60 after the firm said it has officially changed its name to Lodha Developers, effective 16 June 2025, following approval from the Ministry of Corporate Affairs, and is among the largest real estate developers in India that has delivered with scale since the 1980s. Across the Mumbai Metropolitan Region, Pune and Bengaluru, the company runs over 85 million square feet of developed properties, mostly within the Mumbai Metropolitan Region, and as of FY24 has about 40 operating projects across luxury, premium, mid-income, and affordable segments. In FY2024-25, sale bookings rose 21 percent to a record ₹17,630 crore, compared to ₹14,520 crore the previous year.
Palava is the clearest expression of that scale. It is not a single tower or precinct picked up on the open market — it is a township Lodha planned and built from the ground. Developed by the Lodha Group, it spans approximately 5,000 acres and is strategically located between Thane, Navi Mumbai, and Kalyan. Established in 2009, it counted around 200,000 residents by 2023. The first stretch of the township, roughly 300 acres, was completed in 2016, by which point the company had sold 1,350 homes worth ₹690 crore within the township.
Lakeshore Greens sits within Palava Phase 2, one of the later, more built-out neighbourhoods of the township. It is easily accessible via Central Avenue, a private road that helps residents of Palava Phase 2 reach Kalyan-Shil Road under 5 minutes. Other listings describe the 6-lane Central Avenue reaching Kalyan-Shil Road in roughly 5 minutes, with the upcoming Airoli-Katai Naka freeway cutting the commute to Airoli. Lodha Serenity occupies a site at Lakeshore Greens, Phase 2, Palava, located off Central Avenue, which forms the spine of the city. The project offers 3 and 4 BHK homes, including duplex layouts, and public listings describe four towers or wings within the development. Unit sizes run from 1,052-1,101 sq ft for 3 BHK units, around 1,244 sq ft for 4 BHK units, and 1,131-1,186 sq ft for duplex layouts. On price, aggregator listings put 3 BHK apartments starting near ₹1.3 crore, 4 BHK units near ₹1.5 crore, and duplex units near ₹1.4 crore, working out to an average rate of roughly Rs 12,100 per square foot.
Within the development, homes look out onto the neighbourhood's own green infrastructure: several listings note that Serenity units face the Lakeside Park and Central Avenue, with panoramic views from full-height windows. On amenities, the project carries the standard Serenity-tier set: a clubhouse, swimming pool, cafe, business centre, and an Olympic sports complex, with about 60 percent of the project given over to green open space.
A buyer here is also buying into the wider Palava ecosystem that Lodha operates directly. On healthcare, the township runs its own front line of care: Healthspring clinics in Casa Bella and Casa Rio, an emergency response team present 24x7, and pharmacies in Casa Rio and Lakeshore Greens, backed within a 30-45 minute radius by super-specialty hospitals such as Apollo in Belapur, Jupiter in Thane, Fortis in Vashi, AIIMS in Dombivli, Fortis in Kalyan, and Wockhardt in Vashi. On schooling and recreation, the township's planning follows a Singapore-style walkability model: 5 minutes to retail and essentials, 10 minutes to parks and recreational areas, and 15 minutes to schools and commercial hubs. Palava's broader amenity base includes ready and operational CBSE, ICSE and SSC board schools and, on the transport side, an in-house bus service running around 80 buses connecting residents across Navi Mumbai, Thane, Mumbai and Kalyan.
Because Lodha built Palava rather than simply developing a plot within it, the pace of amenity delivery, upkeep and future phases around Lakeshore Greens is tied to the same company selling the homes. The township has drawn external institutional capital behind that build-out: in 2019, Piramal Enterprises and Ivanhoé Cambridge committed ₹500 crore to fund ongoing development in the Mumbai region township. Governance of the township runs through a dedicated body — the Palava City Management Association — rather than a scattered set of unrelated resident welfare societies, which is a structural difference from buying into a standalone tower elsewhere in Thane or Kalyan. For a buyer evaluating Lodha Serenity, the relevant comparison is less with a single building and more with the trajectory of the 5,000-acre township surrounding it.
