Lodha was founded in 1980 by Mangal Prabhat Lodha and spent its first four decades reshaping Mumbai's residential and commercial landscape. The company has developed residential and commercial properties in Mumbai, Thane, Hyderabad, Pune, Bengaluru, and London. Its 44-year legacy includes over 60,000 homes delivered and 40 projects across those cities. The company was listed on the National Stock Exchange and BSE in April 2021, and was formally renamed Lodha Developers Limited in June 2025.
Delhi-NCR had been a conspicuous absence from that geography — until December 2025. Lodha Developers partnered with MRG Group to develop two real estate projects in Gurugram, with a combined revenue potential exceeding Rs 36 billion, marking the Mumbai-based developer's entry into the Delhi-NCR housing and commercial real estate market. Lodha is already present in the region through a warehousing development and is now expanding its footprint through residential and mixed-use projects.
The timing was deliberate. During an October 2025 investor call, Managing Director and CEO Abhishek Lodha mentioned that Gurugram would likely become the company's first focus in NCR. Global real estate consultant Cushman and Wakefield advised MRG Group on the transaction.
MRG Group contributes strong local expertise, while Lodha Developers brings brand trust, execution capability, and design innovation. MRG Group's managing director Rajjath Goel has noted that the collaboration aims to address what both parties describe as a meaningful gap in NCR for high-quality, branded residential delivery. With a combined revenue potential in excess of Rs 3,600 crore, the projects aim to establish new benchmarks in premium commercial and residential developments in Delhi-NCR.
Out of the two projects, one is expected to be on Sohna Road while the other is expected to be on Golf Course Road. The project this microsite tracks — Lodha Golf Course Extension Road — is positioned in Sectors 65–66, placing it squarely on the corridor that has drawn the most concentrated premium residential activity in Gurgaon over the past two years.
The Golf Course Extension Road belt absorbed a disproportionate share of new luxury launches between Sector 58 and Sector 65, with sectors closer to the Sohna Road–SPR interchange recording the highest absorption velocity in two years. The price data reflects that velocity directly: a report by India Sotheby's International Realty and CRE Matrix notes that the average rate on Golf Course Extension Road moved from Rs 24,855 per sq ft in 2024 to Rs 37,899 per sq ft in 2025.
Property prices have more than doubled in five years, with new launch rates moving from Rs 8,800 per sq ft to over Rs 20,000 per sq ft. Sector 66 enjoys proximity to Sohna Road, SPR, NH-48, and Dwarka Expressway, ensuring smooth connectivity to nearby commercial zones.
Within the corridor, Sectors 65 and 66 carry a specific distinction. Sectors 63A, 66, and 67 have drawn attention from buyers looking for convenience and future-ready surroundings, as these neighbourhoods are close to business zones and key social facilities. In Sector 66, the municipal corporation has taken up a Rs 7.4 crore model road with footpaths, cycle tracks, stormwater drains, sewerage lines, solar lighting, rumble strips, and thermoplastic road markings.
The connectivity calculus on Golf Course Extension Road changed materially in 2025. The National Highways Authority of India's sequencing of the Delhi-Mumbai Expressway and the operationalisation of the Dwarka Expressway in early 2025 reorganised the way commuters move between West Delhi, the airport, and South Gurgaon. The Extension Road now offers a five-to-eight-minute window onto the Southern Peripheral Road, which in turn feeds NH-48 within 15 minutes.
The Rapid Metro station at Sector 55–56 serves the locale, while the proposed metro extension from Sector 56 to Vatika Chowk will further improve travel. Golf Course Extension Road also links well to Delhi, IGI Airport, and major employment zones. On the road infrastructure side, a Rs 755 crore SPR elevated corridor from Vatika Chowk to NH-48 has moved into the tender stage, and the SPR revamp includes a 12 km elevated corridor from Ghata Chowk to NH-48 with an interchange at Vatika Chowk.
Looking further ahead, Golf Course Extension Road also stands to benefit from the approved 64 km Namo Bharat RRTS network, planned to connect with the proposed metro line between GCER and Sector 5.
The buyer profile is evolving. Where the original Golf Course Road historically catered to a banking-and-consulting buyer pool, the Extension is drawing a wider cross-section: founders exiting their second venture, senior pharma and SaaS executives, and a growing cohort of Gulf-based NRIs who treat Indian residential not as a remittance vehicle but as a primary asset.
For this demographic, a Lodha address carries specific weight. Lodha brings its strong reputation from iconic Mumbai projects such as Lodha World One, Lodha Amara, Lodha Altamount, Lodha Park, Lodha Bellevue, and Lodha Vista, all recognised for their luxury and superior quality. Pre-sales reached a record Rs 4,510 crore in Q3 FY25 (October–December 2024), marking a 32 per cent year-over-year increase and the highest quarterly figure in Lodha's history — figures that a Gurgaon buyer can read as evidence of the developer's current delivery momentum nationally.
Lodha's entry model in Gurgaon differs from how it typically operates in Mumbai, where it either owns land outright or acquires it through competitive bids. The partnership structure here mirrors how several national developers — Oberoi Realty, Godrej Properties — have approached their own NCR debuts: pairing a branded developer with a local operator that holds site control and regulatory familiarity.
Reporting in ET Realty and Mint through 2024 and 2025 documented a clear shift in NRI residential allocation toward Indian metros, with Gurgaon, Bengaluru, and Mumbai absorbing the bulk of the inflow. Lodha's Gurgaon launch is sized for exactly that demand pool: configurations that are most popular on Golf Course Extension Road are 3 and 4 BHK, as they suit upgraders, multigenerational families, and those looking for extra room for work, study, or guests.
For a buyer weighing this project, the relevant context is straightforward: a developer with a 44-year delivery record in some of India's most demanding markets is bringing that standard to a corridor whose price chart and infrastructure pipeline are both trending in the same direction.
